Here please find some information on my “place” for sale .

On the photos you will find references that you will also find on the plans of the building.

Back in the day, around 1850, this property was built as a warehouse. In 1989 the back two thirds were removed to open things up. The two buildings on the garden are thus from 1989, which I renovated in 2000 & 2001. All electric, gas, and water lines are new from that time. The front piece open today as a bar was renovated in 2005. The restaurant has been updated frequently over the years since its creation in 1989.

The break down:

The lot size is 1018 sq. m. (10,958 sq. ft.)

The house at the back of the lot has its own gas fired furnace in a unfinished room used as a cellar, the rest of the house has hard wood floors, 1.5 bath, small kitchenette area, living room, 2 bedrooms, a dressing room, all the windows are double pane glass, copper plumbing, cast iron radiators, for a total of 150 sq. m. (1615 sq. ft.)

The garden has quite a nice selection of plants and trees. 530 sq. m. (5705 sq. ft.)

Kitchen. All the glass here is double pane, there is a gas fired furnace in the kitchen witch heats the floor, the kitchen was made by Godin, all the cabinets are enameled metal, the range has 5 gas burners and 2 electric ovens and is mostly made of cast iron.

Office. The living area in this building is also 150 sq. m. (1615 sq. ft.)

From the office you have access to an apartment that consists of 2 rooms and a bathroom.
This apt. has its own gas fired furnace. The space needs to be renovated, I use it as a stock room. Its area 60 sq. m. (645 sq. ft.)

At the very front of the parcel the space is split between a bar and a restaurant.

The bar is mine and can be included in the sale, the restaurants lease will expire in september 2011. It is completely independent and brings in rental income of 1000 euros a month. Areas: bar 220 sq. m. (2368 sq. ft.), Restaurant 120sq. m. (1292 sq. ft.)

Over the entrance of the building there is an apt. Which I do not own , it is completely independent , 126 sq. m. , the owner would sell if the purchaser was interested in buying his apt.

So then, some numbers,

As you can see, this is not your usual type of property. Here in Bordeaux when a property has to be renovated the purchase price is around 1000 euros a sq.m., new about 3000 euros per sq. m.

As you can see on the map the river front is only a few feet away, and the new tram
Is there. All shopping, banks, schools, post office, are in walking distance .
